The rent-to-price index · October 2026
2 of 60 zip codes clear the 1% rule.
We screen every market we track and publish the result, whether or not it flatters the market. Asking rent as a percentage of asking price — the oldest rule of thumb in rental investing, and one most of the country no longer passes.

Rent ÷ price is the median monthly asking rent in a zip code divided by the median askingprice of homes listed for sale there, expressed as a percentage. At 1.00% a property rents for one percent of its price each month — the “1% rule”.
Both figures are list-side and come from RentCast’s market data for the zip code, pulled in a single monthly request per zip so every market is measured in the same window. They are what sellers and landlords are asking — not what properties sold or leased for, and not an estimate of what any one of them is worth.
Zip codes are a curated sample, four per metro, chosen to span a metro rather than to flatter it — a core urban zip, a middle-ring zip, and outer zips. It is not a census of the metro.
The ratio ignores taxes, insurance, vacancy, financing and condition. It is a screen, not an analysis — which is exactly how it should be used. An individual listing can sit far from its zip’s median in either direction, and a distressed one often does.
