Lease Management

One lease, from first draft to every renewal after it

Pacific Rentals Pro is lease management software for landlords who manage their own properties. Draft a lease for the property's state and city or upload your own, edit it in the browser, send it for e-signature, and renew it as an amendment to the lease already in force — with a clause-by-clause comparison before anyone signs.

The lease lifecycle

Draft, sign, renew. The same document throughout.

Most tools treat each term as a fresh lease. Here the executed lease stays the record, and each renewal is an amendment to it.

01

Draft

  • Generate a lease with AI for the property's state and city, or upload a PDF you already use.
  • Edit it in the browser in a what-you-see-is-what-you-get document editor. No markdown, no round trip through Word.
  • Attach exhibits: disclosures, certificates, move-in checklists.
02

Sign

  • Send for e-signature. Every party signs digitally and a fully executed PDF comes back.
  • Optional ID verification of signers through Stripe Identity.
  • Set it as an account-wide default, so the policy is decided once rather than per lease.
03

Renew

  • Amend the lease already in force rather than drafting a new one.
  • The deposit carries forward instead of being refunded and re-collected.
  • Exhibits come across, and the original move-in checklist stays the record of condition.

Renewal comparison

Know exactly what a renewal changes before anyone signs

The renewal is compared with the lease it replaces, clause by clause. Select a change and the document scrolls to it and highlights it.

AI drafting

Drafted for the property's state and city

The draft starts from where the property is, not from a generic template. Prefer your own? Upload the PDF instead.

Editor

Edit the lease where it lives

A what-you-see-is-what-you-get document editor in the browser. No markdown, and no downloading to Word and uploading again.

ID verification

A signing policy, decided once

Require ID verification of signers on a single lease, or make it the account-wide default so every lease follows the same rule.

Exhibits

Exhibits the tenant can see

Disclosures, certificates and move-in checklists attach to the lease and appear in the tenant's portal.

Export

Export to Word at any time

Before signing, after signing, mid-renewal. The lease is never locked inside the product.

Expiry alerts

Four reminders before a lease lapses

90 days out, 30, 7, and again on the day itself — enough runway to prepare the renewal and compare it before anyone signs.

Lease management questions

Does the AI write a lease for my state?

It generates a draft for the property's state and city, which you then edit. It is not legal advice and the lease is not reviewed by a lawyer — have it checked by an attorney licensed where the property is, as you would any lease you intend to rely on.

Can I keep using my own lease?

Yes. Upload it as a PDF and send it for signature, attach exhibits, and renew it the same way as a generated lease. Nothing about the signing, renewal or comparison requires the draft to have come from us.

How is a renewal different from a new lease?

A renewal amends the lease already in force. The deposit you hold carries forward instead of being refunded and re-collected, the exhibits come across, and the original move-in checklist remains the record of condition. A renewal written as a brand-new lease can quietly reset that baseline, which is the documentation you would rely on at move-out.

What do I get back after signing?

A fully executed PDF signed digitally by every party, stored against the lease and visible to the tenant in their portal. You can also export the lease to Word at any point, before or after signing.

Is ID verification required?

No, it's optional. It verifies the signer's identity through Stripe Identity before they can sign. You can turn it on per lease or set it as an account-wide default — deciding it once for everyone is also the fairer approach, since applying it selectively is the pattern fair-housing complaints are built on.

When will I hear that a lease is ending?

Alerts go out 90, 30 and 7 days before the end date, and again on the day. That's enough runway to prepare the renewal, compare it against the lease in force, and get it signed before the term lapses.
