Copyright and DMCA
Last updated: November 6, 2026
Pacific Rentals Pro lets landlords upload photographs and documents, and publishes some of them — listing photos, for example — on public pages. We respect copyright, and we respond to properly made notices of claimed infringement under the Digital Millennium Copyright Act.
1. Our Designated Agent
Send notices of claimed copyright infringement to our designated agent, registered with the United States Copyright Office (registration number DMCA-1085402):
James Osborne, DMCA Agent
APILake LLC
2679 W Main Street
Littleton, CO 80120
Phone: (720) 588-9182
Email: dmca@pacrent.io
APILake LLC operates this service, which also trades as Pacific Rentals Pro at pacrent.io, properties.pacrent.io and tenants.pacrent.io.
This address is for copyright notices. For anything else, please use our contact page— it will reach us faster.
2. Reporting Infringement
To be effective, a notice must be in writing and include substantially the following, as set out in 17 U.S.C. §512(c)(3):
- A physical or electronic signature of the copyright owner, or a person authorised to act on their behalf.
- Identification of the copyrighted work you say has been infringed.
- Identification of the material you say is infringing, with enough detail for us to find it — a direct URL is best.
- Your name, address, telephone number and email address.
- A statement that you believe in good faith that the use is not authorised by the copyright owner, its agent, or the law.
- A statement that the information in the notice is accurate, and — under penalty of perjury — that you are the owner or authorised to act on the owner’s behalf.
An incomplete notice may not be effective, and may delay our response. Please also note that under §512(f), knowingly misrepresenting that material is infringing can make you liable for damages, including costs and legal fees.
3. What We Do With a Notice
On receiving an effective notice, we will remove or disable access to the material in question, and take reasonable steps to notify the person who posted it that we have done so and why. We will pass on a copy of the notice.
We do not decide who owns a copyright. Removing material is not a finding that a claim is correct; it is what the law asks of us while the parties sort it out.
4. Counter-Notice
If your material was removed and you believe that was a mistake, or that you are authorised to use it, you may send a counter-notice to the agent above. Under §512(g)(3) it must include:
- Your physical or electronic signature.
- Identification of the material and where it appeared before it was removed.
- A statement under penalty of perjury that you believe in good faith the material was removed as a result of mistake or misidentification.
- Your name, address and telephone number, and a statement that you consent to the jurisdiction of the federal district court for the district where you live (or, if you are outside the United States, any district in which we may be found), and that you will accept service of process from the person who sent the original notice.
We will forward your counter-notice to the person who complained. If they do not tell us within ten business days that they have filed an action seeking a court order, we may restore the material.
5. Repeat Infringers
We terminate, in appropriate circumstances, the accounts of users who repeatedly infringe copyright. What counts as appropriate depends on the facts — the number of notices, whether they were contested, and whether the account holder appears to have understood and changed their behaviour. We keep a record of notices we receive so that we can apply this consistently rather than case by case.
6. Your Content
You are responsible for what you upload. Photographs taken by an estate agent, a previous landlord, a photographer or another listing site usually belong to whoever took or commissioned them, and having a copy of an image is not the same as having the right to publish it. If you are not sure you hold the rights to a photo, do not upload it.
7. Contact
Copyright notices go to the designated agent in section 1. Everything else is best sent through our contact page.
